EICRs for landlords and homeowners

An Electrical Installation Condition Report (EICR) is a full inspection and test of the fixed wiring in a property. It tells you whether the installation is safe to keep using and what, if anything, needs putting right. ASin Electrical Ltd is a NICEIC registered contractor (D200624) based in Kingsbury NW9, carrying out EICRs across North West London.

Who needs one?

Landlords (required by law)

In England, private landlords must have the electrical installation inspected and tested by a qualified person at least every 5 years (Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020). You must:

  • Give a copy of the report to existing tenants within 28 days
  • Give a copy to new tenants before they move in
  • Give a copy to the local council within 7 days if they ask for one
  • Get any required remedial work done within 28 days (or sooner if the report says so)

Homeowners

Not a legal requirement for owner-occupiers, but a sensible check when:

  • You’re buying or selling a property
  • The home is older or the wiring hasn’t been checked in years (around every 10 years is the usual recommendation)
  • You’re planning a renovation, extension or new kitchen
  • You notice tripping, scorch marks, buzzing or flickering

Letting agents and landlords with several properties are welcome to get in touch to arrange inspections.

What’s involved?

  • Visual inspection of the consumer unit (fuse board), wiring, sockets, switches, light fittings and accessories
  • Earthing and bonding checks on gas, water and other services
  • Testing of each circuit — including continuity, insulation resistance, earth fault loop impedance and RCD operation
  • Power off for short periods while circuits are tested — we’ll explain this on the day

How long it takes depends on the size of the property and the number of circuits. We’ll give you an idea when you book.

What you get

  • A written Electrical Installation Condition Report (certificate), with an overall result of Satisfactory or Unsatisfactory
  • Any issues listed with standard codes: C1 danger present, C2 potentially dangerous, C3 improvement recommended, FI further investigation needed
  • A plain-English explanation of what the findings mean
  • A clear written quote for any remedial work — no pressure, and no hidden extras
  • Paperwork you can pass straight to tenants, agents or your solicitor
